As part of a groundbreaking renovation—the first follow-up project by ecoworks—a residential complex on Prießnitzstraße in Wiesbaden (built in 1974/1975, with 90 units) is undergoing a complete modernization. The primary goal is to dramatically improve the buildings’ energy efficiency through serial renovation, setting a new benchmark for sustainable and energy-saving housing in the region.

Overview

The Challenge:

The residential complex on Prießnitzstraße, built in the mid-1970s and comprising 90 apartments, currently holds an energy efficiency rating of E, resulting in significant energy losses and highlighting the urgent need for modernization. Its distinctive architecture—with elevator shafts and stair towers rising above the roofline, and varying building heights (Houses 1–3: four stories plus attic; Houses 5–11: seven stories plus attic)—adds complexity to any serial renovation. The goal of this first follow-up project by ecoworks for GWW Wiesbadener Wohnbaugesellschaft mbH is to deliver a comprehensive energy retrofit that not only upgrades the property but also enables it to meet the EH 55 standard and achieve energy efficiency class A+.

The Approach:

The strategy centers on adapting and rigorously applying the serial renovation concept to the complex’s unique requirements. The entire thermal envelope will be renewed, including extensive roof insulation, the installation of prefabricated, highly insulated façade elements with new windows and doors, and custom solutions for corner windows to maintain natural light. The basement ceiling will also be thoroughly insulated. Heating will be fully converted to electric heat pumps. A new central ventilation system and a powerful rooftop photovoltaic array (90.9 kWp) will supply local renewable energy. Together, these upgrades will provide highly efficient, nearly emission-free energy for the entire complex.

The Outcome:

Once complete, the project will transform the complex into an efficiency house that meets the EH 55 standard and achieves energy efficiency class A+. Projections indicate a reduction in final energy demand by over 87% and a cut in primary energy demand of around 80%, equating to nominal savings of about 131 kWh/(m²∙a) and a substantial drop in operating costs. Residents will benefit from a modern, visually appealing home with climate-neutral operations, maximum comfort, and minimal energy expenses. This project demonstrates that serial renovation strategies can succeed even with architecturally complex buildings, delivering tangible value for residents, GWW, and the environment.
