Hagen — Quartier Helfe
In Hagen-Helfe, ecoworks and Wohnungsverein Hagen eG are setting new benchmarks for energy-efficient district development. The serial renovation of twelve residential buildings represents a pioneering project, proving that climate neutrality in existing housing stocks is achievable quickly, efficiently, and at scale—even for large-scale developments.

Overview
The district in Wichernstraße, Lassallestraße, and Buschstraße comprises twelve residential buildings from 1966 with a total living space of approximately 15,000 square meters. The aim of this comprehensive modernization is to upgrade the building stock to the KfW Efficiency House Standard 55 (EH 55) and enable a net-zero building operation.
By using industrially prefabricated elements, we reduce on-site construction time to a minimum. The serial renovation is performed as a minimally invasive process while residents remain in their homes, ensuring that the impact on tenants is kept as low as possible.
Ecological balance & energy efficiency
The combination of a highly insulated facade and renewable energy generation leads to a massive reduction of the ecological footprint in the Helfe 1 district. While the final energy demand is expected to decrease by 36%, nearly 190 tons of CO₂ emissions will be saved annually. As a result, the district already meets tomorrow's climate targets today and sets new standards for future-oriented, climate-neutral building operations.
The measures in detail
Serial renovation of the facade
The existing facade is encased with industrially prefabricated timber-frame facade modules. These units are delivered to the site with high-performance insulation, new windows, and electric shutters already integrated.
Sustainable energy concept
The existing district heating supply for heating and hot water will be retained. This system is supplemented by a powerful photovoltaic system on the roofs. The generated electricity is fed directly into the grid, significantly improving the CO₂ balance of the entire district.
Modern ventilation system
A new ventilation concept ensures controlled air exchange in all 192 residential units. Decentralized exhaust fans are installed in kitchens and bathrooms, while the existing exhaust ducts for interior rooms remain optimally integrated into the system.
Improved quality of living with new balconies
As part of the renovation, the old loggias will be dismantled and replaced by spacious, covered balconies. This sustainably enhances the district's architecture and creates attractive, modern outdoor spaces for all residents.
