Overview

The Challenge:
The older residential buildings on Karl-Roth-Weg in Hattingen suffered from major energy losses, outdated systems, and rising operating costs—common issues in aging housing stock. Comprehensive modernization was essential. The goal was to radically upgrade these properties through deep, serial renovation—improving their appearance, technical systems, and energy performance—to transform them into high-efficiency NetZero buildings that meet the EH 55 EE standard and support climate-neutral operation.

The Approach:
The project used a holistic, serial renovation strategy that combined an innovative building envelope, efficient building technology, and local energy generation. Prefabricated façade elements with new windows were installed, along with full roof insulation and new roofing, plus insulated basement ceilings. A state-of-the-art heating system now provides space heating and hot water, while a modern ventilation system ensures comfort and efficiency. Rooftop photovoltaic systems were added to generate solar power on-site, reducing reliance on external energy sources.

The Result:
The renovated buildings on Karl-Roth-Weg now meet new-build standards, featuring advanced building technology, attractive design, and an A+ energy efficiency rating. Energy demand and operating costs have dropped significantly, enabling climate-neutral operation and giving tenants a sustainable, future-ready place to live. This flagship project in Hattingen shows that serial renovation is a true game changer and a key driver for the energy transition in housing, paving the way for a greener Hattingen powered by clean, local energy.
